Manlius: town and village permit offices
Inside the Village of Manlius, the village code enforcement office administers the State Uniform Code and local zoning, and it issues permits for new construction, alteration, demolition, signs and swimming pools (Village of Manlius code enforcement).
Elsewhere in the Town of Manlius, outside its villages, permits run through the town’s Office of Planning and Development. Its guidance says a deck, attached or free-standing, needs a building permit, while replacing rotted deck boards, stair treads or railing parts and cosmetic work such as painting or sealing does not. A shed or playscape under 144 square feet needs no permit but must still meet the zone’s setbacks (Town of Manlius Planning and Development).
The Villages of Fayetteville and Minoa are also in the town and follow their own codes. The town as a whole counts 14,524 housing units, nearly three in four (about 73 percent (margin of error 3 percentage points)) single-family detached, with a median year built of 1972 (margin of error 2 years); the Village of Manlius alone has a median of 1968 (margin of error 3 years) (American Community Survey 2020-2024 5-year estimates).
