Excavation, foundation pour, sill plate, and first-floor framing happen in week 7 through week 9. Second-floor framing, roof framing, and dry-in (sheathing, wrap, windows installed) happen in weeks 10 through 12. The dry-in milestone is the project psychology turning point. The addition stops being a hole in the ground and starts being a recognizable extension of the home.
Two-story additions live or die on the dry-in date. Hit dry-in on time and the rest of the project flows. Miss dry-in and every subsequent trade slips because they cannot work in weather. Our entire scheduling discipline is built around protecting that one milestone.

Plumbing, electrical, and HVAC rough-ins happen first, followed by insulation, drywall, paint, and finish trades. The kitchen renovation tie-in to the new footprint (if the addition includes a new kitchen wall) happens in week 18 or so. Most DeWitt families plan to be onsite through phase 3 but move out for the dust-heavy weeks of drywall and paint.
A typical 1000 square foot two-story addition (500 each floor) on a DeWitt home runs 320,000 to 520,000 dollars. The cost is meaningfully higher than a similar second-story addition cost on its own because of the new foundation work, but the value-per-square-foot ratio is better because you get both floors out of one mobilization. Compared to a full whole house reno phasing project, the addition is cheaper and adds usable square footage instead of just refreshing what is there.
SAP Construction has been running two-story additions across CNY since 2016. Schedule a consultation and our project manager will walk the rear yard, sketch the workflow, and deliver a transparent estimate within 24 hours.
If you are finishing a Marcellus basement and the contractor wants to use fiberglass batts against the foundation wall, stop the project. Fiberglass batt insulation below grade is one of the most predictable failure modes in CNY basement construction. Within five years the foundation cools the batt, condensation forms, the batt holds the moisture, and mold and rot follow. Closed cell spray foam basement insulation is the only foundation-wall insulation strategy that survives our climate without these failures.
Five months a year, the back door of a Mattydale home is the most punished room in the house. Boots tracking salt, coats dripping with melting snow, gloves piled on the kitchen counter, and a square of slush growing on the floor between the door and the cabinets. A properly built mudroom intercepts every bit of that weather load before it reaches the rest of the home. In the lake-effect snow belt that runs from Mattydale through Cicero and into Clay, a mudroom is not a luxury upgrade. It is a weather-defense system that protects your floors, your finishes, your air quality, and your sanity.
Fayetteville's older estate-grade homes sit at a price point where the gut-renovation math is fundamentally different from what you see in a 1500 square foot suburb ranch. We are talking about 3500 to 5500 square foot homes built between 1925 and 1968, with high-end finish potential, structural quirks, and the kind of mechanical systems that require coordination instead of replacement. A whole house renovation cost in Fayetteville is not a number you copy from an online calculator. It is a project-shaped answer.
Pompey's hillside lots produce some of the most beautiful homes in the region and some of the most challenging additions. When a homeowner wants to add a primary bedroom suite to the ground floor, often because the upstairs has become hard to navigate or because the long-term plan is to stay in the home, the topography itself becomes a design constraint. A first floor master addition done right on a Pompey lot solves the layout question and respects the slope. Done wrong, it ends up looking like a trailer parked next to a beautiful home.
